The project to create student residences is framed in the new concept of the real estate market called coliving, which focuses on offering a living space and community that promotes the academic and professional development of students and young professionals in Neiva. This concept of coliving has had a great boom in the large cities of the country where there has been a demand for accommodations that combine comfort, security and an environment conducive to study, which encourages social interaction where students and young professionals can share, collaborate and reduce costs, without compromising their comfort. According to Euromonitor International, this was one of the most prominent consumer trends in 2018. The methodology included a market study to evaluate the existing demand and supply in Neiva, as well as an analysis of the competition. A technical analysis was carried out to determine the feasibility of adapting an existing property and other housing as student residences, including aspects such as location, infrastructure and capacity. In addition, a financial study was carried out to assess the economic viability of the project and project revenues and expenditures. The financial study projects a good profitability of the project in the medium term, thanks to a solid pricing strategy and efficient management of resources. The project is not only economically viable, but also contributes to the growth of the city's student and professional community.

El proyecto de creación de residencias estudiantiles está enmarcado en el nuevo concepto del mercado inmobiliario denominado coliving, que se centra en ofrecer un espacio de vivienda y comunidad que promueva el desarrollo académico y profesional de estudiantes y jóvenes profesionales en Neiva. Este concepto de coliving ha tenido un gran auge en las grandes ciudades del país donde se ha observado una demanda de alojamientos que combinen comodidad, seguridad y un ambiente propicio para el estudio, que fomente la interacción social donde estudiantes y jóvenes profesionales puedan compartir, colaborar y reducir costos, sin comprometer su comodidad. Según Euromonitor International, esta fue una de las tendencias de consumo más destacadas en 2018. Además, se ha mantenido proyectando ingresos para 2024 en aproximadamente $4.017 millones (Coliving.com, 2023)). La metodología incluyó un estudio de mercado para evaluar la demanda y oferta existente en Neiva, así como un análisis de la competencia. Se realizó un análisis técnico para determinar la factibilidad de adecuar una propiedad existente y otras viviendas como residencias estudiantiles, incluyendo aspectos como ubicación, infraestructura y capacidad. Además, se llevó a cabo un estudio financiero para evaluar la viabilidad económica del proyecto y proyectar los ingresos y gastos. El estudio financiero proyecta una buena rentabilidad del proyecto a mediano plazo, gracias a una sólida estrategia de precios y una gestión eficiente de los recursos. El proyecto no solo es viable económicamente, sino que también contribuye al crecimiento de la comunidad estudiantil y profesional de la ciudad.
